Miami’s Extraordinary Rise

For years, those of us who live and work in Miami, have watched this city steadily evolve from an international gateway into something far more consequential. Now, the rest of the world is taking notice.

In a recent article titled “The extraordinary rise of Miami’s economy,” The Economist examines the remarkable economic transformation taking place across South Florida—and asks whether Miami may ultimately join the ranks of America’s most important economic centers.

The numbers are compelling.

Between 2020 and 2024, Miami’s metropolitan GDP grew approximately 23%, compared with 13% for the United States overall.

But the transformation goes far beyond economic growth.

Capital Is Moving South

Miami has become home to an increasingly influential concentration of entrepreneurs, financiers, technology leaders and global wealth.

Ken Griffin, Jeff Bezos and Mark Zuckerberg are among the prominent names who have established homes in South Florida, while major financial, legal and professional-services firms have expanded their presence in the region.

Brickell has emerged as one of the clearest symbols of that transformation. What was once primarily Miami’s local financial district is increasingly connected to the highest levels of global capital.

The migration of companies and wealth is creating an ecosystem around them: more professional services, more sophisticated hospitality, greater cultural investment and extraordinary demand for world-class residential real estate.

Real Estate Is Playing a Central Role

Perhaps nowhere is Miami’s transformation more visible than in its real-estate market.

According to The Economist, real estate represented approximately 18% of Miami’s economy in 2025, up from 14% in 2014.

At the highest end of the market, the change has been even more dramatic. In 2020, Miami recorded no residential transactions above $50 million. By 2025, there were 17 sales at or above that level, representing nearly half of such transactions nationwide.

These are not simply impressive sales statistics. They illustrate the extraordinary amount of wealth establishing a permanent foothold in South Florida.

For luxury real estate, that matters.

Buyers at this level are increasingly evaluating Miami alongside New York, London, Los Angeles and other international centers—not simply as a second-home destination, but as a place to establish their primary residence, businesses, families and legacies.

From Gateway City to Global Capital

Miami has always possessed advantages that are difficult to replicate: its relationship with Latin America, international population, waterfront lifestyle, climate and entrepreneurial culture.

What has changed is the breadth of the ecosystem surrounding those advantages.

Finance is expanding. Professional services are following. Hospitality remains exceptionally strong. International cultural institutions, art, gastronomy, sports and entertainment have given the city a global relevance that extends well beyond traditional measures of economic activity.

Miami is increasingly becoming a place where capital, culture and lifestyle intersect.

And that convergence is reshaping the physical city.

A Defining Moment for Miami

Rapid growth inevitably brings challenges. The Economist also points to affordability, infrastructure, education and the need to continue building the talent base necessary to sustain Miami’s momentum.

Those questions are important.

But they do not diminish the magnitude of what has already happened.

Miami has crossed an important threshold. The conversation is no longer about whether the city could become a major destination for global capital.

It already has.

The more interesting question is what Miami becomes next.
