The transaction also comes into focus against the available inventory. As of October 3, 2026, the four active listings in the MLS snapshot reviewed by The APT TEAM include just one waterfront home—with an asking price of $110 million.

At 2131 Lake Avenue, the 3,740 square foot home on a lot measuring nearly half an acre will give way to a rehab or new build. Based on the reported purchase price and lot size, the acquisition equates to approximately $1,681 per square foot of land.
The reporting supports a redevelopment interpretation, although it does not establish demolition approval or the buyer’s final plans. Within the six-property recent-sale sample reviewed for this analysis, the two waterfront transactions total $69 million. The four non-waterfront sales total $42.64 million, with individual reported closing prices ranging from $6.7 million to $13 million.
Waterfront properties therefore represent approximately 62% of the sample’s dollar volume, despite accounting for only one-third of its transactions.
That concentration underscores the scale of spending on these two waterfront assets.
Scarce Waterfront Inventory Leaves Limited Room for Negotiation
There is room for negotiation on Sunset Islands, but buyers must weigh that flexibility against the scarcity of waterfront alternatives. Each sale can remove a difficult-to-replace opportunity from an already narrow selection, particularly for buyers seeking a newly built home.
The newly built waterfront residence at 1745 W 24th Street closed at $34 million against a $35 million ask—a difference of just 2.9%. Meanwhile, the reported $35 million off-market acquisition at 2131 Lake Avenue, described as a development-site purchase, demonstrates the substantial commitment buyers are making to secure waterfront land before accounting for the cost of a new residence. We don't know what was the price variance between the asking and sold price for Lake Avenue as there was no noted asking price.
As new waterfront homes come to market and ultimately trade, they have the potential to establish new pricing benchmarks. Exceptional sites, contemporary architecture and the convenience of a completed home can command significant attention when comparable alternatives are scarce. Closed transactions will determine how those benchmarks take shape.
With only one waterfront home in the reviewed active inventory, asking $110 million, the scarcity is tangible. Buyers are evaluating both a property’s price and their chances of finding another home with comparable frontage, views, privacy and quality.
